This cottage works really well as either an add on to our gorgeous Medieval & Hay Barns for those who might be looking for a large family celebration, or enjoy as a stand alone cottage and as you settle in to your stay, you'll start to really appreciate how well positioned it is for exploring the Brecon Beacons, as well as the Welsh Borders.

Set on an ancient Medieval farmstead, looking out towards the Black Mountains, there are endless walking trails and cycle rides within easy reach, as well as helpful bike hire companies that will deliver to the door. Those who prefer to paddle on the water will enjoy the close proximity to the River Wye, which ambles past a few fields below, pack a picnic on a summer day and head to the "beaches" outside both Hay and Glasbury for a paddle and spot of duck feeding, or pop up to the River Cafe for a friendly lunch and rent a canoe whilst you're there...or even a Vespa bike for a less energetic way to explore the hills.

When you've run out of energy, then Hay on Wye is your nearest town and a Sugar & Loaf favourite, with famous annual book festival each May and filled with book, antique and independant stores all year round, as well as a generous number of good eateries and pet friendly pubs, it's a great place to be close to.

Part of a restored Georgian stable block, this cottage has been thoughtfully and sensitively converted to maximise privacy and comfort...long gone is the hay and straw! There is a well fenced garden to both the front and the rear of the cottage, with bbq and outdoor furniture available in summer months, and it's perfect for pets all year round....they'll love lazing infront of the wood burning stove!

Step inside and the living space is light and bright, open plan with Shaker style kitchen, breakfast bar and dining table. The large bookshelf hides one of two sofas, facing the wood burning stove and large tv and dvd player for lazier days. There is wi-fi throughout the cottage too.

Step past the downstairs loo, kitted out with laundry facilities and up the stairs to find the king-size master bedroom, a further twin room and family bathroom can all be found, with bedding and towels of course, included.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

BROWSE FOR BOOKS: Hay on Wye is the nearest town, just 1.5 miles across the River Wye and easily reached on foot or cycle. With over thirty second hand book shops, plenty of lovely independent shops and the famous Hay Festival every May, it's one of the top places in the Welsh Borders to spend an afternoon.

FRESH AIR: The Black Mountains, forming part of the Brecon Beacons National Park are in easy reach, with spectacular walking and cycling trails and pony trekking available nearby. There is also a local gliding centre should you prefer to see the area from the air! Bike hire is available nearby.

RIVERS & WATER: The River Wye is at the bottom of the fields nearby, with canoeing hire in nearby Glasbury. Fishermen will enjoy the River Usk & River Wye for a casting day. Or check out the spectacular waterfalls in the National Park.

MARKET TOWNS: Grooms Barn is on the edge of a village so you can walk to the local shop for the morning paper and pint of milk...they have a good stock of cakes baked daily too! There is of course, Hay on Wye and beyond that the Cathedral town of Brecon is 12 miles away, a good place for a stop en-route to the larger Beacons and PenyFan, South Wales, largest peak. The City of Hereford with impressive Cathedral housing the ancient Mappa Mundi is 20 miles away and the cute mountain town of Crickhowell just 25 minutes on the other side of the Black Mountains.

A BITE TO EAT:  The Felin Fach Griffin is a local favourite well worth the drive for delicious local food. Nip into Hay on Wye and try Richard Booth's Cafe or The Globe at Hay is a good space with kids. It's well worth a visit to The River Cafe in Glasbury for delicious coffee and cake, as well as a decent Italian lunch.


SLEEPS 2 - 4: Two upstairs bedrooms, a king-size bedroom and a good sized twin bedroom. Bedding and towels are included.

COOKING: Shaker style farmhouse kitchen with breakfast bar and dining table. Well equipped with electric hob and oven, microwave, fridge/freezer box. Separate utility room with washing machine and downstairs loo.

RELAXING: Two sofas with Welsh blankets and a wood burner to keep you snug at night. (there's proper central heating too), flat screen television, freeview, dvd and wi-fi.

BATHING: Fresh modern bathroom upstairs with bath, shower, basin and loo. Fluffy towels included. Downstairs cloakroom/utility with loo and basin.

OUTSIDE SPACE: Private, enclosed garden at both the front and back of Grooms Barn, outdoor furniture, barbeque and clothes line for sunny laundry days!

PETS: Up to two well behaved doggies very welcome.

SECURITY BOND: There is a £150 refundable security bond for the property which is managed directly with the owners.

Love it quiet location , garden all enclosed So nice and safe for our 2 puppies ,will be staying again
