For outdoor enthusiasts, the cottage is within easy reach of the beautiful Wye Valley for lazy days paddling on the river, or stride out for the hills within the National Park, there’s bike hire and pony trekking widely available.
Enter this beautiful property into the warm and stylish kitchen area, where there is space to hang your coats and kick off your boots. The kitchen is well-equipped offering a double electric oven and five ring gas hob, microwave, fridge and freezer. There is also a useful utility room just off this, along with a ground floor WC. Continue through to the open-plan lounge/dining room, which offers a wonderful rustic, French feel throughout. Enjoy the open fire on those chillier evenings and sink back into the squishy sofa with a good book. The patio doors allow plenty of natural light into the room, and lead onto the private patio area overlooking the lawns. There is a gorgeous winding staircase to your right from the lounge, leading up to two en-suite bedrooms. There is 1 king-size with en-suite bathroom, and 1 twin with en-suite shower room.
Outside there are acres of garden to explore, outside furniture provided and a BBQ. Ample parking is available just in front of the property, and there is also a bike shed and boot room to the side of the property.

GREAT OUTDOORS: The Brecon Beacons National Park is within very easy reach with fantastic walks, including along Offa’s Dyke, Wales and England’s ancient natural border. The area was home to the National Cycle Champs in recent times, with a Subtrans cycle route passing nearby and a very pretty trail between the three local Norman Castles of Grosmont, Skenfrith and White Castle. Pony trekking is available in the Black Mountains, the Wye Valley is great for canoeing and the Forest of Dean for pretty forest trails by either foot, pedal, or Segway which available for hire from the local Go Ape/
WINE & DINE: Monmouthshire prides itself as the Food County of Wales and you are spoilt for choice with some of Wales best restaurants within easy reach. Michelin starred, Walnut Tree Inn, is just a few miles away, as is The Hardwick Restaurant with its Michelin starred chef, Stephen Terry. For romantic meals, Toi et Moi near Abbey Dore is wonderful for its French cuisine and views.
COUNTRY PUBS: The Welsh Borders have a great selection of country pubs, the Hunter’s Moon at Llangattock Lingoed can be reached by keen walkers across the fields, The Bell at Skenfrith serves very good food by the River Monnow, The Bridge at Michaelchurch Escley is perfect en-route to Hay on Wye and the local village of Grosmont has a decent local too.
TOWNS: Abergavenny with its castle, shops and restaurants is the closest, 10 mins by car. Monmouth & Crickhowell, Brecon & Hereford are within apx 30 minutes. Hay on Wye, is well worth the trip through the mountains, with its famous Hay Festival each May and over thirty independent booksellers to enjoy browsing year round.
HISTORY: Three historic castles, Grosmont, Skenfrith and White Castle are all within five miles, perfect for a day out exploring the stunning Monmouthshire countryside. There are some lovely walking trails marked out along the way.

COOKING : Well-equipped kitchen with electric double oven and five burner gas hob, microwave, toaster, Magi-mix, fridge, freezer, washing machine.
KEEPING CLEAN : Utility room with downstairs loo / basin. Two upstairs en-suite bathrooms.
GARDEN : Acres of garden to explore, from formal lawns to woodland and fields. Lovely shady tree outside, perfect for dozing and reading under! Outside furniture, swimming pond, BBQ, and ample parking.
BABIES : There is room in either bedroom for a cot, please provide your own travel cot and bedding. A highchair and a booster seat are available. The owner can provide a wooden cot if required for which there is an additional charge of £25 payable direct to the owner and must be requested prior to arrival.
BASICS : On arrival there is a welcome basket, with bread, eggs, butter, milk, juice and local jam. Basics such as salt, pepper, cleaning products, logs (first basket free) are available on arrival.
PETS : Unfortunately The Billiard Room does not accept pets, there are no exceptions.
TRAMPOLINE: There is a trampoline (not available during the winter months) which the owners are more than happy for guests to make use of during their stay. Please note that this is entirely at the guests' own risk.
