Relaxing is high on the agenda with this property and you'll marvel at the scale from the inside.  Truly generous in every way, we loved the enormous windows which let light flood in throughout the house.

With heaps to explore in the surrounding area, The Mortimer Trail runs through the Welsh Marches, with gorgeous walks for all levels and Offa's Dyke, the natural border between England and Wales is close  by too. Hay-on-Wye is home to the internationally acclaimed Hay Festival at the end of May each year, and is easily reached from the property.  . Nearby Presteigne and Kingston have thriving craft industries, and Hereford with its beautiful Cathedral and housing Mappa Mundi, is also within easy reach. Nearby attractions include Croft Castle which is worth a trip, 1500 acres of woodland and parkland, it's worth bringing a picnic.

The accommodation offers EIGHT bedrooms:  on the first floor, 1 super-king-size zip-and-link bed (which can be made up as a twin on request). 2 super-king-size zip-and-link beds (which can be made into twins on request) with en-suite facilities and additional single beds, 1 twin and 1 single.

On the second floor: 1 super-king-size bed with en-suite bathroom. and adjoining quad bedroom (four singles).  On the ground floor, 1 double with en-suite with bathroom.   Separate WC.

Snug/games room: with woodburner (first basket of logs included) Sky TV and DVD.  Lounge: with woodburner (first basket of logs included) Sky TV, DVD and iPod Dock. Dining room: with open-fire. PLAY TIME: The farm house has out buildings which house an indoor tennis area and table tennis.....so game, set & match awaits!

WALKING & CYCLING:  The Mortimer Trail runs through the Welsh Marches, with gorgeous walks for all levels.  Offa's Dyke, the natural border between England and Wales is close by.......breakfast in Wales, lunch in England!  There is superb walking along the marked trail and numerous local hills to explore - either climb or pedal...simply take your pick.  Local guide books are available in the house.

CASTLES & CULTURE:  Croft Castle is worth a trip.  There are 1500 acres of woodland and parkland so you'll have no trouble finding the perfect spot for your picnic. The castle hosts a number of events throughout the year, and it's well worth checking what's on during your stay.  Berrington Hall is another National Trust Treasure within easy reach and is home to one of 'Capability' Brown's final landscapes.

TOUR THE TOWNS:  Hay on Wye, a Sugar & Loaf favourite, is home to the internationally acclaimed Hay Festival held at the end of May each year, and is within easy reach.  Nearby Presteigne and Kingston have thriving craft industries, and Hereford with its Cathedral and Mappa Mundi is also not much more than a stone's throw away.

A PINT AT THE PUB:  The Stagg is the nearest local pub and a delight, with a Michelin star, and just a walk away!  The Harp Inn at Old Radnor is also well worth a visit.

SLEEPS 14 - 16 : 8 bedrooms in total.  Ground Floor - one double en suite bedroom.  First Floor - five bedrooms:  three super-kingsize bedrooms that can all be converted to twin bedrooms if required. Two of these are en-suite and one has a dressing room with an additional single bed. There are two further bedrooms on the first floor, one twin and another single. Top Floor: One super-king en-suite bedroom and one large family bedroom with 4 single beds. Also available are stairgates, two highchairs and two cots.

RELAXING:  Large drawing room, with comfy sofas and a relaxing playroom with toys and relaxing sofas, each room has a wood burning stove, Sky HD TV and a DVD player. There is Wi-Fi throughout, as well as a stereo and iPod dock.

COOKING & DINING:  Large family kitchen complete with electric range cooker, fridge/freezer, a second fridge, microwave, two dishwashers, with lots of crockery and cutlery.  It's perfect for entertaining. In the dining room there is a large dining table, comfortably seating 14, large fireplace and great views across the countryside.

KEEPING CLEAN: 6 bathrooms in total, plus a cloakroom with loo.  These include one en-suite shower room plus basin and loo, two en-suite bathrooms with basin and loo and two family bathrooms. There is a large laundry room downstairs with washing machine and tumble dryer.

PLAYTIME:  Kids of all ages will love the tennis area (slightly smaller than a standard-sized tennis court), which is undercover in a large lambing shed - perfect for all weathers. There is also a table tennis table. Inside you'll find a games room which is well stocked with younger childrens games, books and DVD's.

OUTSIDE:  Large, enclosed garden, with outdoor furniture, BBQ and acres of private land to roam. Plenty of parking available.

PETS: 3 house-trained dogs are most welcome to come and stay.

The property was perfect for our family celebrations - lots of room, everything to a very high standard - the height of luxury. We would certainly book again for such an occasion.

We had a lovely family get together for which the house was perfect, set in a countryside location, with nice walks around the area. It had a lovely roaring fire in the lounge, and the central heating really made the house nice and cosy. There was plenty of room for all 13 of us around the table and plenty of crockery/cutlery and the 2 dishwashers Read morewere a great idea. I would recommend staying here. Hide

Fabulous property for 16 adults for my husbands 50th birthday. Great communal areas and the bedrooms were all a really good size. Beautiful surroundings and a lovely pub just down the road.
