A large lake in the grounds, your own canoe for the holiday and an invitation to fish for Carp, Bream and Perch just outside the back door, all come as part of the package at this great family holiday house. Tucked away a few short miles from Hay on Wye, you'll find it stuffed full of Welsh charm, from the slate tiles and oak floors to the cosy local blankets and ubiquitous Aga and wood burning stove. The vibe is laid back and rural, the style flawlessly executed and deeply relaxing.

Perfect for a large family getaway or a holiday with friends, and particularly well suited to a multi-generational holiday with a self-contained upstairs flat, complete with a separate fully fitted kitchen and daybed (which could also be used as a sixth bedroom, enabling the house to stretch to sleeping eleven.

A great kitchen and dining space, open plan and full of gadgets for the most demanding of cooks. Complete with Aga and gas hob, it's been designed to ensure you can entertain and chat away as well as cook in the same large space, with a dining table and huge oak windows overlooking the lake.

Five bedrooms, a huge master bedroom with private stairs and en-suite bathroom, three further doubles, as well as a large twin room, with proper country views across either the impressive Black Mountain range or the Lake. Each room has crisp bedlinen, cosy welsh blankets and is beautifully finished to ensure a great nights sleep.

Welsh Border town of Hay-on-Wye is just three miles away, easily managed by bicycle - a truly unique and fascinating town and a Sugar & Loaf favourite! Specialist shops, an excellent deli, a world famous book festival and canoeing on the River Wye...with a great coffee shop too, it ticks the boxes! ps: the Black Mountains are pretty much on your doorstep with endless trails and an adventure training centre nearby should you want to book a guide.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

WALK: Fantastic walks up the Capel y Ffin Mountain Road into the surrounding Black Mountains and National Park are straight from the door. Wild ponies, sheep everywhere and some of the most spectacular views the country has to offer are all within easy reach.

MOUNTAIN BIKE: The stunning walks surrounding you are also fabulous mountain bike rides, with a route for every level. Bikes can be hired (and delivered!) from nearby Hay on Wye.

CANOE: Between April and October, the friendly team at the Wye Valley Canoe Centre, 5 mins down the road will help you explore the river. A great and novel way to arrive in Hay on Wye! There is also a canoe and fishing available at the house itself.

SOMETHING DIFFERENT: For the more adventurous the list is endless with rock climbing, abseiling, gorge walking, rafting, canoeing, archery, caving and pot holing etc., all available nearby with the Brecon Beacons.

SOMETHING MORE SEDATE: Hay on Wye with numerous book shops, eateries and local stores, as well as the world famous Literary Festival is just three miles away. The cathedral town of Hereford is also 25 miles away and Brecon can be reached in 20 minutes by car.

TOP TIP: The River Cafe in Glasbury is our favourite find, just a short drive, or pleasant stroll down the brook from The Lake House, it serves the best latte we've sampled outside of Italy and the authentic Italian lunch and supper menu looks divine...ooohh and did we mention the beautiful river views and really lovely staff...fabulous!

SLEEPS 10:  5 large bedrooms. 1 super king-size master bedroom with en-suite bath and shower room, as well as dressing room, 3 further large double bedrooms, 1 twin bedroom, which can be converted into a super-king. Lovely bedlinen, storage and Welsh blankets.

RELAX: Large sitting room with a top notch Clearview wood burner, logs included, three cosy sofas, the most enormous beanbag, great views of the garden through the huge oak windows. Gadgets include Wi-Fi, large tv, Sky television channels, dvd player, iPod music doc and Roberts radio. Lower tech holiday reads and games available!

COOKING & DINING: Large open plan kitchen and dining room. An oil fired Aga, gas hob and electric oven for the Aga phobic, microwave, fridge freezer. Lots of pots, pans and china. All the kitchen basics such as oil, salt pepper etc. There is also a second fully equipped kitchen upstairs in a self-contained flat which forms part of this property. The main entertaining space has a large oak refectory table with fun seating and linen cushions looking out over the enormous lake and grounds.

WORKING ON HOLIDAY: Bad luck, but if you need it, there is a proper office area downstairs with wi-fi connectivity and desk. There is also a decent work space in one of the upstairs bedrooms. Mobile reception is good.

BATHTIME: Three upstairs bathrooms, with baths and shower. A downstairs cloakroom with basin and loo. Large separate laundry room with washing machine and dryer and sink.

PLAYTIME: A games room with piano, punch bag, table tennis, working arcade game, table football. Outside, a swing, a lake for fishing or swimming, acres of ground, garden furniture, barbeque in summer months.

PETS: One well behaved dog is very welcome in the downstairs kitchen and hall.

THE LAKE: A local PGL company uses the lake on occasion to teach canoeing when the local rivers are too high. You are welcome to fish and boat on the lake at all times.  The green 2 man canoe is for the of guest.

SECURITY BOND : There is a £300 security bond for this property managed by Sugar and Loaf.

Lake cottage was a perfect retreat suiting those who wanted to chill and those wanting to be more active. Lovely to have use of the lake and we enjoyed watching the PGL kids learn to paddle. Still felt really spacious even with 11 people staying!

Great house in a lovely location. High standard of decor and furnishings, heating/hot water worked well, very clean. Plenty of walks nearby with beautiful scenery. Made good use of the lake(only 1 PGL session during our week which didn't affect us at all) and the games room. Thoroughly enjoyable week for all 10 of us (age 6-73)!
