Head to Hay-on-Wye and stay at this immaculate, modern holiday home on the fringes of the famous Welsh book town. Sleeping up to six guests, the three-bedroom property is well-positioned for the many independent shops, including bookshops, in the popular town. It is also ideal for cafes, pubs and restaurants, as well as trips out into the Brecon Beacons. Ideal for one family or a party of friends, the property benefits from a private garden.

Enter the three-storey home via a reception hall leading to the main living space. Head through into the lounge, where double doors can be opened onto the garden and where you can settle down to a game together or a good film on the TV. Wander into the kitchen/diner to make everyone a cup of tea or to start preparing the next holiday meal. Pause at the breakfast bar while Sunday lunch roasts in the oven or set the table ready for everyone to gather around. Venture up to the first floor to find the family bathroom, plus one double with an en-suite shower room and one twin bedroom. Head up another level to a king-size bedroom with an en-suite shower room. Make the most of your superb garden and light the BBQ whenever the weather is fine. You also have lockable space for cycles, and the house comes with parking for two cars.

Go canoeing on the river in Hay while you are here, and also visit the castle. See the remains of Craswall Priory, 5 miles away and just over the border into England. Keen walkers might like to follow a section of the Offa’s Dyke Path, which passes through Hay and runs for 177 miles between Sedbury Cliffs near Chepstow and the coastal town of Prestatyn.

A well appointed, well thought out property. Kate has considered all one might require for a comfortable, pleasant stay. The garden space is gorgeous in the sunshine with a handy parasol for shade. The house itself is spacious and homely. It is set in a peaceful location and less than five minutes walk into town. There is also a Co-Op across the stRead morereet for your convenience. A fantastic new build cottage within 5 mins walk of all of Hay-on-Wye's central attractions including the famous bookshops, Castle, and numerous pubs and restaurants. Easy dedicated parking for two cars, a smart TV, and well equipped modern kitchen. The bedrooms were huge with two having ensuites plus a family bathroom. There is a supermarket over Read morethe road so no need to shop before you go. Kate the cottage owner was really helpful. A brilliant cottage with walks, the town, and river close by. Hide

Wonderful house in a great location with pub and supermarket close by. The house was clean and well equipped with lots of space, especially upstairs. Only a short walk to shops and cafes. River walks also nearby.

A very comfortable house, warm and cosy on a cold wet day. Nice big rooms. An easy 10 minute walk into the middle of Hay and 5 minutes from the Co-op supermarket. The only negative was that we found the road quite busy and a bit noisy.

Great location with parking. Easy to walk into the town in a few minutes and just across the road from supermarket for provisions. House was in excellent order and very spacious. would certainly book again if holidaying in the area again.

The house at 1 Bookers Edge was perfect for our family stay. It was warm, comfortable, well equipped and in a great location, only a 10 minute stroll into the town centre. We would definitely recommend it.

The property is superb. Excellent facilities with gorgeous furniture and furnishings. Lots of room for friends or a large family group. The bedroom on the top floor has its own dressing room. The en-suites and bathrooms were beautifully designed. 10 minute walk into Hay was a bonus, just far enough out of the village for a brief walk but not too ceRead morentral avoiding the numbers of visitors. This holiday house was ideally located on the outskirts of Hay on Wye and just across the road from a co-op. It was well equipped with lots of extras - the owners pay attention to detail to make your stay as comfortable as possible. Would definitely recommend it, and Hay on Wye was a delightful town to be in.
